Modular Home FAQ’s What is a Modular? Our modular homes are built in a factory, indoors where the home is never subjected to adverse weather conditions. The home is moved through the factory as it is being constructed with the company’s quality control department checking and verifying each step of the process. Once the home has been completed as much as possible in the factory it is covered for protection, and then transported to your home site. At this point Turn Key Custom Homes will place your new home on a permanent foundation or basement and complete the final finishing process of making your custom built personalized home ready to move into. What is the Modular Construction Process? The building process begins with the design phase. You may bring us your custom plans to convert to modular or we will help you draw a plan from scratch. We love to help you CUSTOMIZE! We also offer hundreds of tried and true plans that you can choose from and modify to meet your needs. Our partner factories use state of the art Computer Assisted Design (CAD) software to produce your custom personalized set of plans. Once we finalize your plans and get your final approval Turn Key Custom Homes will begin the building process. The construction of your home will be the same or better as the construction of the homes being built in your neighborhood. We use the same or better materials, we build to the same building codes and in many cases we exceed many of the state and local building requirements. We do all this and never let your home get exposed to adverse weather, no wet swollen or warped wood. Your home will always be protected from the weather until the roof is complete. How Long Does It Take to Build My Home Quality and speed are two of the advantages of choosing a modular home. It normally takes a couple of weeks to be built in the factory. Modular homes usually come in two or more sections. These sections are delivered to your site with the interiors finished down to painted walls and the kitchens and bathrooms complete with cabinets, appliances and fixtures installed. At this point Turn Key Custom Homes will insure your home is placed securely on its permanent foundation or basement. We will connect your utilities including your heat and air system and we will begin the short list of interior and exterior finish work such as a small amount of drywall and paint work and some siding installation. It is important to remember that your project is unique and once you have determined the amount of site work to be done such as porches decks and garages and landscaping we will be able to give you a good estimate of the time it will take to complete your new home. What is the Cost Advantage to a Modular Home? The cost of a modular home is generally lower than a site built home of comparable size. The building process of a modular home helps to reduce labor and material cost. The homes are built in a controlled environment where there is less waste of time and materials. Plus our manufactures buy there materials in bulk unlike site builders who buy materials one piece at a time. You also avoid the lengthy on site building process that can result in stolen materials, more wasted and damaged materials, more trash to pay to be hauled off, and expensive weather and contractor delays. Also, once you move in you will keep saving money as your energy efficient home keeps your utility bill low.Is a Modular Home Better than a Site Built Home? The answer is clear. Yes! Your modular will be built in one of our partner manufacturing facilities. These modern factories utilize the most efficient quality control and assembly line techniques available. The work on your home will be performed by highly trained and skilled craftsmen and women. Because your home is built inside it will never be exposed to theweather. Work will never be delayed by unskilled labors, subcontractor no-shows or missing or stolen materials. The entire process of building your home will occur in sections that are suited to transport the home to your site. Each section will be built on the assembly line following a strict quality control process that assures your home will be inspected for workmanship and code compliance in each and every step of the construction process. Your home will be built using high quality materials installed according to your specific plans. How Can I Tell If a Home is a Modular? You can’t.
